The KEY STEP to take BEFORE your property settles

Is your property ready to settle? Are you about to become THE proudest of owners? If so, we know that you and your loved ones have been on a journey to get to this point. You have obtained formal finance approval, checked the reports over the property, made any arrangements in relation to any works agreed to be carried out by the seller, signed your bank documents in a timely manner and made sure they are correct (i.e. spelling of your name and property description and location, amount of loan, interest charged by the bank and repayments).   You have also insured the property or made sure that the body corporate carries an insurance.

Now is the time to ensure that you take the final KEY STEP before settlement takes place – arrange access through the agent for a full inspection, just prior to settlement. 

The agent must give you access, but please DO NOT take the keys and do an inspection alone. Go back to the property with the agent and check it all again. Ensure that the property is to the same standard as when you put the offer in and went to contract.

Check that the air conditioners, stoves, ovens, cook tops, range hoods, hot water systems, lights and fans, all electrical and plumbing fixtures and so on are all working to the standard you expect. 

Check any items you requested the seller to undertake repair of have actually been attended to. Check the condition is correct.  Talk to the agent about how to obtain the keys to the property once settlement is completed. However – DO NOT TAKE THE KEYS until your conveyancer has told you that settlement is completed!

Once settlement has taken place, your conveyancer will let you know. You are then free to take the keys and begin to enjoy your new home!
